Clear, Predictable Construction Costs
Our Pricing Philosophy
Normally, the fees for pre-construction services, which are part of our Design, Plan Creation, and Permit Procurement phase, are calculated as a percentage of the total project cost. However, this approach makes it hard to provide clients with the cost of this phase, as it requires creating a detailed budget to calculate the corresponding percentage. Since this detailed budget creation is part of this first stage services, clients would essentially need to hire this service without knowing its real cost, as it will be determined as part of those services.
We find this approach unacceptable, as it creates financial uncertainty, which is inconvenient for our clients. We aim to provide unprecedented ease in fulfilling their dreams, which requires transparency and financial certainty. So, instead of the traditional percentage-based model, we use a flat fee for the Design, Plans Creation, and Permit Procurement phase, based on the average costs of our previous projects.
While our fee does not include costs, taxes, or other fees set by authorities for permit approval, since these are external charges that we do not control, we will provide an accurate estimate of these costs based on our vast experience with similar projects.
For the construction phase, while the budget will need to be adjusted based on your project’s specific characteristics, we have set a minimum cost starting at USD 1,350 per m² or USD 125.40 per ft², based on our standard projects, with payment stages defined by milestones to ensure transparency, effective progress, and your peace of mind. Once we define the exact cost per area, this cost will not vary throughout the construction and will be confirmed in the corresponding contract as the fixed budget for this phase.
